It's that time of the month again, and we are back at it to bring you the latest monthly stats for Halifax-Dartmouth – let's dive into what went down in the first month of 2024 in the Halifax real estate scene:
Active Listings:
Compared to last year, we're seeing a solid 34% increase in listings. Back in 2022, we only had a measly 179 homes up for grabs in Halifax. This uptick in inventory is a good sign, keeping our market strong for buyers.
Recent Sales:
Homes sold in January saw a healthy 25% boost compared to last year. Remember how quiet it was in the real estate world last January? It's refreshing to see the market picking up steam this time around. Sellers take note!
Days on Market:
We've seen a slight increase of eight days since January 2023, currently sitting at an average of 52 days on market. This might not sound like much, but for sellers, each extra day is a nail-biter waiting for that perfect buyer!
Price Points:
The average price point for January 2024 sits at a cool $582,827, up by over $32,000 from this time last year. That's some solid equity growth right there, reminiscent of the good ol' days when markets were strong, but not bonkers!
List-to-Sell Ratio:
Our list-to-sell price ratio stands at 99.1% – those homes that went above asking helped boost that number. This ratio shifts depending on market conditions, hovering around 98% in a balanced market, dipping as low as 94% in a buyer's market, and soaring above 99% in a seller's market.
